Everything You Must Know Before you Fill out Your Last Will and Testament Form

A Last Will and Testament is the legal document that controls the disposition of your property at death and may provide for guardianship for your children after your death. A will is not effective until death. As long as you are living, your will has no effect and no property or rights to property are transferred by it.

Your estate consists of all your property and personal belongings that you own or are entitled to possess at the time of your death. This includes real and personal property, cash, savings and checking accounts, stocks, bonds, real estate, and automobiles. Although the proceeds of insurance policies may be considered part of your estate in some states, a will does not change the designated beneficiaries of an insurance policy. The proceeds of an insurance policy will normally pass to the primary or secondary beneficiary designated on the face of the policy. Even if you do not have very much, you probably still have some things you would like to pass on to your loved ones. Your estate grows daily in value through repayment of mortgages, appreciation of real estate, stocks and other securities, possible inheritances from other relatives and other factors.

Avoid family disagreements. Many families struggle over who should get what. A will allows you to give your things to whomever you want, not to whomever a judge decides will get it.

SOME TERMS YOU SHOULD BE FAMILIAR WITH

ESTATE: All that one owns in real estate, personal property and other

assets.

EXECUTOR: The person appointed to manage the estate of a person who has

died. Unless there is a valid objection, the judge will appoint the person named in the will to be the executor. This should be a competent person that you trust and who has the time to carry out the terms of your will. It can also be an attorney or a bank.

GUARDIAN: A person who will take care of your minor child if the other

parent is unable. Naming a guardian for your child only expresses your

wishes. The court makes the final decision in the appointment of the

guardian.

HOLOGRAPHIC WILL: A handwritten Will that is written, dated and signed by the testator. (The person making the will.)

INCAPACITY: Lacking the ability to understand one's actions.

INTESTATE: When a person dies without leaving a valid will.

PROBATE: The process of proving a will is valid and then doing what was stated in the will.

TESTATOR: A person who has written a will.

BENEFICIARY: A person who receives property through a will is known as a beneficiary.

SECONDARY BENEFICIARY: Those who inherit property in the event the primary beneficiary dies before you.

CODICIL: A written modification to a person's will, which must be dated, signed and witnessed just as a will would be, and must make some reference to the will it amends.

Any person may make a will who is eighteen (18) years of age or older and of sound mind. Being of sound mind means that you have the ability to understand the consequences of your actions. Your will can be challenged if someone feels you were not of sound mind when you made the will. In addition to being eighteen years old and of sound mind, in order for a will to be valid, it must be in writing, the testator (person making the will) must sign it, and, if typed, two or more witnesses are needed. Oral wills are not valid. Your legal residence is the state in which you have your true, fixed and permanent home, and to which, if you are temporarily absent, you intend to return. Voting, paying taxes, owning property and motor vehicle registration are some indications that one is a legal resident of a state. Your legal residence may affect where your will is probated and the amount

of state inheritance or estate tax that may be paid at death. Generally speaking you are free to give your property to whomever you desire. However there are some exceptions. Most states have laws that entitle spouses to at least part of the other spouse's estate. This statutory share ranges from 1/3 to 1/2 of the other spouse's estate. Some states also provide shares of the estate to children of the decedent.

Insurance proceeds and jointly owned property may be controlled by other provisions of the law.

A guardian should be named in a will to ensure that the minor children and their estates are cared for in the event that both parents should die. Your guardian should be chosen with great care as this person will be charged with the duty of raising your children and managing their legal affairs. Do not automatically assume that your parents or any other relative will be suitable guardians. A substitute guardian should also be chosen with the same care as the primary guardian just in case the primary guardian cannot serve in that capacity. This decision on your part will be of great assistance to the court in determining who will be granted custody of your children.

Joint bank accounts and real property held in the names of both husband and wife with right of survivorship usually pass to the survivor by law and not by the terms of the deceased's will. There may be cases in which it is not to your advantage to hold property in this manner. When a person dies without a will (intestate) the property of the deceased is distributed according to a formula fixed by law. In other words, if you don't have a will you don't have any say as to how your property will be divided. Usually a person would prefer that all of his estate go to the surviving spouse. If there are any children under 18 the property cannot be delivered to them and a guardian must be appointed for them. Probate is the process of proving a will is valid. You must file the will with the clerk of the court in the county where the deceased person lived, along with a petition to have the court approve the will and appoint an executor (or executrix, if female). The court will then determine if the will is valid. It usually costs less to administer an estate when a person leaves a will. A properly drafted will can take advantage of Federal and State tax laws.

You can change your will with a writing called a codicil . A codicil can add to, subtract from or modify the terms of the original will. Keep the codicil with the original will. Choose a safe place where someone else can find the will after you are gone. Someone you trust should know that the will exists and where it is located. A will does not have to be recorded or filed with anyone until after death. A will can be be deposited with the probate court for safe keeping.

Ten Ways to Fight Identity Theft

Recent reports estimate that as many as one in ten of the population have been a victim of indentity theft, one of the fastest growing crimes of the last few years. By using a variety of means to usurp your identity and pass themselves off as you, the criminals involved go on to commit fraud and theft in your name - leaving you to pick up the pieces afterwards.

The effects on your credit rating can be devastating and often take years to completely fix, so prevention is obviously better than cure. Here are ten simple ways to help you avoid becoming a victim.

1: Be careful with your old documents such as paid bills, bank statements, and receipts. Either keep them safely stored or destroy them if you don't need them anymore. Don't just throw them away, as fraudsters often start stealing an identity by searching for these very kinds of documents in household waste. Shredding or burning unneeded papers will prevent this first step.

2: Store your personal documents securely by keeping them somewhere out of the sight of visitors to your home.

3: If you change your address, make sure that you inform your bank, utility companies, and everyone else who sends you mail. Documents wrongly sent to a previous address are a favourite target of fraudsters.

4: Make sure that when you stop using a credit card or bank account, you actually formally close the account rather than letting it go dormant. Having an unused, forgotten about account resurrected by a fraudster might not even be noticed until serious damage has been done.

5: Watch your plastic - make sure you know where your credit, debit and ATM cards are, and tell the issuing banks immediately if you lose them or they're stolen.

6: If possible change your PIN numbers and passwords to something easily memorable, and NEVER write them down, especially not on scraps of paper kept in your purse or wallet.

7: Don't respond to phishing. Banks will never ask you for personal details via email, and won't ask you for the password to your account. You don't need to 'reconfirm' your details following an email request either - just delete the email. If in any doubt at all, call your bank to make sure the request is genuine.

8: Use anti-virus software and firewall on your computer, especially if you use online banking of any kind. Keep the software up to date as well to guard against attempts by hackers to discover personal information on your computer.

9: Check your bank account and credit card statements carefully when you receive them, and query with your bank anything that you can't identify. Spotting a fraud in progress early on will vastly help in minimising the damage it causes.

10: Finally, monitor your credit reports regularly to see if anything appears that seems odd, such as applications for credit cards that you didn't make, or missed payments on finance that you haven't taken out. Services are widely available online which can help you do this by automatically informing you when something on your file changes.

None of us can be 100% sure that we won't fall victim to the crime of ID Theft, but by taking the measures listed above you'll be making the job of any potential fraudster very difficult indeed, and they're likely to move on to an easier target!

Five Reasons to Consider a Remortgage

Gone are the days when we took out a mortgage and stuck with it for life, until the debt had been completely repaid. The remortgage market is big business these days, and taking a look at the options available could considerably improve your finances. What are some of the reasons for considering switching your mortgage?

1) Get a better deal: Are you sure that your current mortgage is the best one you can get? The market is very competitive and mortgage providers are desperate to attract new business, usually by offering special deals to people who switch their mortgage over to them. As well as aiming for a lower interest rate and lower monthly repayments, remortgaging could net you other benefits such as cash back, free home insurance, or other valuable extras depending on the deal.

2) Lock in a low rate: Interest rates are at historic lows, even taking into account the recent rise. Many experts are predicting that rates will begin to rise again over the next few months and years, leading to more expensive mortgages. By replacing your variable rate mortgage with one that has a rate fixed for a few years, you can protect yourself against future rises in the interest rate.

3) Release equity: As house prices have gone through the roof over the last decade or so, many people find that they are sitting on a large amount of equity in their home - the difference between how much their house is worth and what the outstanding mortgage balance is. Taking out a remortgage that will pay off your current mortgage and also give you some extra funds is an effective way of unlocking some of this stored wealth, providing you with the funds you need for home improvements, a holiday or wedding, or any other large expense. It is often cheaper to raise the money with a remortgage than by, for example, taking out a personal loan.

4) Debt consolidation: It's well known that the public as a whole are in debt to a level never seen before, with easy access to relatively cheap credit providing the temptation to 'live now and pay later'. Nonetheless, the money has to be repaid at some time, and credit cards and the like aren't an ideal way of obtaining long term credit. Taking out a remortgage large enough to cover both your mortgage and your other debts will simplify your finances, leaving you with a single monthly repayment to make, which will usually be for a smaller amount than your total repayments at the moment.

5) Change your mortgage type: People's circumstances change over time, and what might have been an ideal mortgage a few years ago when you took it out might not be the most suitable for your current needs. Maybe you want to switch from an interest-only mortgage to a capital repayment one, or you might want to take advantage of some of the more recent features of mortgages such as flexible payments or offsetting - a remortgage can give you the chance to get a deal more in tune with your current circumstances.

Bearing all the above in mind, a remortgage might seem like an ideal way forward for restructuring your finances. It's important to remember though that the decision to remortgage is not to be taken lightly, as you could potentially be putting your home at risk if you get it wrong, and so it's essential to seek the advice of a properly qualified mortgage advisor if you are in any doubt.

How To Submit Articles Effectively For SEO

Today, no one can deny the fact that article submission has become a big trend in internet marketing to improve website's popularity on the net. There are thousands of articles, books and forum entries showing that submitting your article to as many article and ezine directories (article hosting sites) is the best thing you can do to increase valuable targeted traffic to your web site, and quickly grow your site's backlinks. In this article, you can find some ways that can help you increase the effectiveness as well as facilitate the process of your article submission. * Well preparation before your submission: Prepare a short abstract and a list of keywords for your article. Not all article directories will ask for them, but when they need, make this abstract and the list of keywords ready to copy and paste. Besides, you may also prepare several different versions of your articles to prevent duplicate content recognition from search engines. Just replace some words by synonyms then you will have an identical article with readers but different one with search engines. Next, gather all the information which is required by most submission sites including: title, author name, pen name, word count... for author account creation. And last but not least, make sure you have reread and corrected all misspelled words or grammar errors before submitting your article because you will lose credibility with a lot of mistakes in your work. * Making your resource box effective: This is the first reason of writing the article because it's the resource box which is going to bring targeted traffic and backlinks to your own website. Keep it short, concise and include the most important information - your name, a few attractive sentences about what your site offers and the most prominent link (URL) to your website. If an article directory supports HTML code (or Rich Text Editor support), don't type your URL in its entirety. Use it with the anchor text (keyword) that you want to build backlinks for. With different directories, you should vary this anchor text which points to different pages in your website. Of course you must accept the policy of article directories, do not overuse or abuse with your resource box. * Using clear format for your article when submitting: Write an article as simple as possible with a clear structure. It's better to avoid complex HTML tags, images, affiliate links and special characters. Make certain to well check the guidelines of different article directories and follow the minimum or maximum article length, general layout and style. If you are allowed to use HTML (or Rich Text Editor), you should use some basic tags such as <b> (bold), <i> (italic), <br> (break line), <p> (paragraph), <a> (link) to make your article more attractive. Besides, pay attention to your headline since it is the most efficient thing you can do to get your article read. In the headline, you should highlight a problem or state a solution that your readers are looking for. * More is better: There are thousands of article directory on the Internet. So the more directories you submit your article to, the more backlinks you can get. It's better if you have prepared a list of all article directories appropriate to your article. With the keywords "article submissions", "articles directory" or "free articles", you can find on search engines thousands of article directories welcoming you to submit your own articles. On the Internet, besides of big articles directories, there are a lot of small directories which you cannot find out with the above popular keywords. Most of them are based on the same software such as Article Dashboard, Article Beach,... so with the keyword "Powered by Article Dashboard" you can get a list of all article directories which use Dashboard System. * Checking your article's exposure and maintaining your list of article directories for the next submission: Almost all article directories are based on human editors. They need time to read and approve (or reject) your submitted articles. So, the appropriate time to check your article's exposure is about 2-3 weeks after submissions. You can check by either using search tools (if exists) on article directory or using quick indexing and updating search engines such as MSN. This step is very important to make sure your article's format is correct and the resource box is included. In addition, this is also the step to evaluate the article directories: are they still managed or abandoned? Are your articles suitable for these sites? The collected information from these checks will help you maintain a reasonable and useful list of article directories for the next submission. In this article, I've provided you with some basic but effective tips to come along your article marketing campaigns. Article writing and submission bring benefits to all authors so it should not be underrated. If your articles are not written, and submitted effectively, plenty of efforts can be wasted.

Happy writing and submitting articles!

British Buyers Lead Monte Carlo Property Surge

Fourteen years ago the newly liberated Russians brought suitcases of cash to the Cote d'Azur and Monaco to buy property , but now it's the British - using conventional banking methods and with it a degree of respectability - who are investing in Europe's top tax haven.

The British have been players in the region for nearly two hundred years, with Nice just along the coast being a favourite resort of the genteel Victorian English - in recent years the British have held a presence in Monaco, but now they're back in numbers not seen for over a century.

The new wave of British buyers is welcomed by Monte Carlo property agents as their funds are more likely to be legitimately earned, while some of the 90's Russian cash was often a little suspect.

'Things have changed since the 90's when the Russian mafia were the big players in town', explains Roger Munns, Managing Director of Monaco property specialists Tribune Properties, 'Then it was easy to put a few million cash down for a property and not have questions asked. In the last few years the banks have really tightened up due to government pressure because of the 'war on terror' and tracking money from illegitimate sources. Estate agents in Monaco know that the chances of a British buyer being able to show the source of their money as legitimate is very high'.

With standard one bedroom apartments at just under a million Euros, and a typical three bedroom apartment at over three million Euros, property prices have more than doubled in Monaco in the last ten years.

Traditionally Monaco property buyers have often been retired sixty-somethings, staying away from their home country to avoid the taxes that come with selling their business. But today's Monaco buyer is just as likely to be in his mid thirties or forties as they are in their sixties, with the middle age British leading the way.

'A few years ago around one in ten enquiries we were receiving were from the UK', say Tribune, 'but now it's virtually four in ten - a significant shift in the nationality of Monte Carlo property buyers.

The buyers have often made their money from one of three sources. The traditional company owner with a bricks and mortar business who has sold up, but also younger entrepreneurs, some of whom have made money in e-commerce. A significant number of buyers from the UK have worked in the financial sector, invariably in the City of London. We see a lot of futures and commodity brokers who are on high million pound and more salaries with annual bonues to match.

Some British buyers continue to trade or run their businesses from Monaco. Nice Airport is a ten minute helicopter ride away, and the City of London can be just three hours away from their Monaco property with the right connections. With some clever accounting thrown in, today's technology enables people to manage their UK business from Monaco in a tax free environment'.

Monte Carlo Hotels

Henri Boulanger of independent Monaco travel guide http://www.yourmonaco.com has also noticed more Brits on the streets of Monte Carlo.

'The British have arrived in Monaco in numbers recently. The ones I have spoken to have recently sold their business or are on very high salaries with million pound and more annual bonuses. I would like to think they are coming here for the weather in Monaco, but of course it is for the tax environment we offer - and of course the Monaco Grand Prix.'

In recent years the British economy has consistently been one of the strongest in Europe, and with a top rate of income tax cut a decade ago to forty per cent the wealthy have become wealthier - and want to stay that way.

'Despite the top rate of tax coming down to forty per cent', says Henri, 'By the time other direct taxes such as National Insurance are taken into account around half of top earners salaries are - as many of the Monaco property buyers from Britain see it - being lost to the Inland Revenue. By moving to Monaco they effectively double their disposable income.

When you go to the Hotel Columbus in Fontvieille and see a couple with estate agent details on the table and a map of Monaco with various places highlighted, there's an almost even chance that they will be British. A lot more than just a couple of years ago. They like Monaco, the security, the tax advantages and the closeness to London'.

Monaco it seems likes the British too.

Thoughts, Emotions and Beliefs: Are they Controlling Your Life?

Today, there is a huge change in scientific thinking. The seeds of a new vision or reality are sprouting throughout the arenas of physics, biology and psychology. This vision is a shift away from matter as the only reality, toward the inclusion of consciousness and mind as part of that reality.

Forward-thinking information in the study of mind-body integration indicates the vital importance of how our beliefs and perceptions influence our body in creating and maintaining health as well as all areas of our life.

Perhaps, the most powerful single factor in your health, financial or business success is your beliefs about yourself and what you deserve. We call this the Law Of Belief. It says simply this:

Whatever you believe, with feeling, becomes your reality

Whatever you focus on you create in your life, negative or positive

Significantly, people are now becoming aware of their core beliefs, which are composed of memories, images, and emotional dispositions, all deeply held in our neural patterns and energy field.

These beliefs shape the styles, habits, behavior, perceptions, and attitudes that define us as individuals. Our responses to the major themes of life -safety, belonging, support, power, freedom, responsibility, sexuality, etc. - are all organized by our core thinking. Some core beliefs support our ability to be who we desire to be, while other beliefs continue to limit us in living our best possible lives.

Our limiting beliefs are a barrier to or a filter for the immense variety of information that our brains must process daily. We have a tendency to block out any information coming to us that is inconsistent with our reality.

Our physical bodies are a constant reflection of our beliefs, and our way of thinking and being in the world. Thus, our minds are supported in our beliefs by our bodies. Change is possible when we are able to alter our beliefs.

Easily said, but how does one change a belief? Most of us have been harboring old beliefs since childhood. The first step is to become aware of the trauma or pattern and how it affects your life. Ask yourself: is this childhood belief serving me well now, as an adult? Is it offering me positive support for my adult decisions? If your answer is no, find a way to get rid of the belief.

Some useful techniques that are powerful catalysts for releasing old patterns are meditation, energy psychology, bodywork therapy, biofeedback, shamanic healing, prayer and visual imagery.

Action Exercise:

Here are six things you can do to help build a belief system consistent in creating healthy changes in your life.

Create Your Day-Begin each day by seeing and intending in your mind how you want your day to be. You are creating your reality.

Watch Your Thoughts-Set a goal for yourself to think and talk only about the things that you want for the next 24 hours. This process will make you aware of how often you are thinking about what you dont want. This practice can change your life.

WATCH What the Bleep!? A thought-provoking movie about

how our thoughts and beliefs create our reality. If you have not seen this movie rent the DVD- it is a must.

Purchase the CD-Life Strategies for Making Changes in Life and Work.

This powerful CD gives you a step-by-step mind-body strategy for making lasting change in your life.

READ Dr. Bruce Liptons The Biology of Belief: Unleashing the Power of Consciousness, Matter and Miracles. Explore the science proving how changing your beliefs and emotions change your health.

Check out the benefits of a Health and Mind-Body Coach- Sign-up for Healthy Living and Balance health and mind-body coaching sessions that help you get clear on how to create a new blueprint for your health, career, relationship and spiritual growth.

If you start today to implement any three of these action exercises I guarantee you will make a shift in your beliefs and perceptions.

Hip Dysphasia

Hip dysphasia is a crippling and painful disease seen most often in larger purebred dogs, such as Golden Retrievers, German Shepherd, St.Bernard's, and Labrador Retrievers. The occurrence in German Shepherds alone is almost 80%.

Classified as an arthritic condition, it is usually hereditary and presents itself in one or both hip joints. The cartilage lining of the hip joints wear down due to a partial and sometimes complete dislocation of the hip joints.

Signs of hip dysphasia may appear as early as 4 weeks of age, with most appearing around 8 to 12 months. Early warning signs are posterior pain, difficulty rising from a prone position, and a general hesitance to move or exercise. A definite diagnosis can only be made by an x-ray from you veterinarian.

Surgical techniques have been developed to help relieve the pain and lameness caused by the disease. In severe cases hip or joint reconstruction and or replacement has been done, with the best results seen in smaller, younger animals. Since hip dysphasia is an inherited disease, infected dogs should be neutered to prevent spreading to further generations.

In older dogs, anti-inflammatory drugs such as prednisone and aspirin can be used to relieve the pain, as older dogs aren't good surgical candidates. Reducing the affected dog's weight with a strict diet and moderate exercise can also go along way in reducing the pain and discomfort. With any debilitating disease, early diagnosis and treatment are extremely important. You should seek veterinary care at the first signs of pain and loss of mobility.

Jazz Music

Jazz developed in the latter part of the 19th century from black work songs, field shouts, sorrow songs, hymns, and spirituals whose harmonic, rhythmic, and melodic elements were predominantly African. Because of its spontaneous, emotional, and improvisational character, and because it is basically of black origin and association, jazz has to some extent not been accorded the degree of recognition it deserves. European audiences have often been more receptive to jazz, and thus many American jazz musicians have become expatriates.

At the outset, jazz was slow to win acceptance by the general public, not only because of its cultural origin, but also because it tended to suggest loose morals and low social status. However, jazz gained a wide audience when white orchestras adapted or imitated it, and became legitimate entertainment in the late 1930s when Benny Goodman led racially mixed

groups in concerts at Carnegie Hall. Show tunes became common vehicles for performance, and, while the results were exquisite, rhythmic and harmonic developments were impeded until the mid-1940s.

Jazz is generally thought to have begun in New Orleans, spreading to Chicago, Kansas City, New York City, and the West Coast. The blues, vocal and instrumental, was and is a vital component of jazz, which includes, roughly in order of appearance: ragtime; New Orleans or

Dixieland jazz; swing; bop, or bebop; progressive, or cool, jazz; neo-bop, or hard-bop; third stream; mainstream modern; Latin-jazz; jazz-rock; and avant-garde or free jazz.

Musical form, often improvisational, developed by African Americans and influenced by both European harmonic structure and African rhythms. Though its specific origins are not known, the music developed principally as an amalgam in the late-19th- and early 20th-century musical culture of New Orleans. Elements of the blues and ragtime in particular combined to

form harmonic and rhythmic structures upon which to improvise. Social functions of music played a role in this convergence: whether for dancing or marching, celebration or ceremony, music was tailored to suit the occasion. Instrumental technique combined Western tonal values with emulation of the human voice. Emerging from the collective routines of New

Orleans jazz (see Dixieland), trumpeter Louis Armstrong became the first great soloist in jazz; the music thereafter became primarily a vehicle for profoundly personal expression through improvisation and composition. Elaboration of the role of the soloist in both small and large ensembles occurred during the swing era (c. 193045), the music of pianist and

bandleader Duke Ellington in particular demonstrating the combination of composed and improvised elements. In the mid-1940s saxophonist Charlie Parker pioneered the technical complexities of bebop as an outgrowth of the refinement of swing: his extremes of tempo and harmonic sophistication challenged both performer and listener. The trumpeter Miles Davis

led groups that established the relaxed aesthetic and lyrical phrasing that came to be known as cool jazz in the 1950s, later incorporating modal and electronic elements. Saxophonist John Coltrane's music explored many of the directions jazz would take in the 1960s, including the extension of bebop's chord progressions and experimental free improvisation.

Amy Kim is an author of many articles from Evolution Catalog mainly about jazz music, smooth jazz artists and jazz related themes .

Small Bathroom Remodeling Ideas

Do you have a small bathroom to remodel?

You might think that your bathroom is too tiny to remodel but it's surprising what can be done with a little creative effort. Don't give up on your ceramic dream bathroom yet.

Spend time designing and become one with your bathroom

Before you write off the idea completely why not sit down with a few sheets of square graph paper and try out a few different ideas. Measure your bathroom accurately then draw it to scale on square paper so that you can see exactly where everything is.

When you are happy with the drawing of your current bathroom you should be very familiar with the size and shape of it. You will also have found all the awkward places that you will need to accomodate. You are now ready to begin designing your new bathroom layout.

Put your current bathroom drawing aside and get a blank piece of graph paper. Draw the outline of your bathroom on this sheet of graph paper. Now take another piece of paper and draw accurate scale drawings of the things that you want to get into your new bathroom.

Take a sharp pair of scissors and carefully cut out the shapes you've drawn. You can now have fun arranging the shapes to fit into the outline drawing of your bathroom. Just keep moving all the shapes on the paper until they fit and you are happy that the room is going to work. Take as much time as you need with this task because it's very important to the whole project and because you don't have much space to play with you might have to think a little creatively.

An example of a small bathroom remodeling project

I decided to remodel my small bathroom after I dropped something hard into the bath and cracked it. I wanted to replace the old dingy stuff and put in a shower cubicle anyway so it seemed like a good idea at the time. To me this dream was ambitious because there just didn't seem to be enough space. I wasn't looking forward to the project but I'm more than pleased with it now.

There is a link to the story of how I remodeled my tiny bathroom at the end of this article.

Small bathroom problem solving ideas

Here are a few ideas to help you fit your new stuff into your bathroom.

Raising the radiator can free space below

You might be able to free some space at ground level by raising a radiator to get something new underneath it. I put mine over the bath which sounds inconvenient but it works for me.

Centralise the bathtub

If you are struggling with where to put the bathtub you might want to think about putting it in the middle of the room instead of against a wall. There isn't any magic to this but it might be an option you hadn't considered.

Design, design and redesign

I'm always amazed to find that I can spend hours trying out different arrangements and yet when I leave it alone for a while and come back to it later I can often spot options that I hadn't seen before. So keep playing with your paper cut-outs.

Space saving shower cubicles

If you are of small to average build then you probably don't need the space that a square or rectangular shower cubicle provides. Installing a cubicle with a rounded quadrant can save a surprising amount of space in the bathroom and make it look nicer too.

Install a sliding door

A door that doesn't need space in the room to open can give you more options.

Do it with mirrors

Mirrors can only give the impression of space but they are very effective at doing just that.

Storage space

Get all the accessories and cleaning stuff off the floor and into storage cupboards fitted to the walls.

I hope that you can see that even a small bathroom can be transformed into a dream if it's designed and planned well. Remember to take a look at how I remodeled my tiny little bathroom and added a shower cubicle while I was at it.

How To Profit from the Coming Foreclosure Real Estate BOOM!

A smart real estate investor will know that using leveage and following a system can net terrific profits in real estate. Particularly with foreclosure properties. Foreclosures are a great way to build a fortune. Now more than ever, because real estate foreclosure rates are the highest we've seen in 46 years...

Heres a basic strategy investors with foreclosures:

A foreclosure home is up for sale. It's worth $350,000 according to comparable real estate appraisals, but the bank's asking price is $300,000. The savvy investor will have a contractor or home inspector on their power team check out the foreclosure property in question. In this case, they discover it needs $20,000 of work.

Interestingly enough, many real estate homebuyers will pass right over the foreclosed property. Because unlike an investor, they "think" it's ugly. This real estate offers a handsome opportunity for an opportunistic real estate investor. Savvy investors will also use the Multi-Offer Strategy Technique in a Foreclosure

This technique uses the principle of offering choice to the eager seller the bank - after it has been on the market for 60 days. Here, the investor submits three offers at a variety of prices ranging from $210,000 to $225,000. They do so by submitting an offer in their personal name, another under their partner's name, and the other under a company name.

These offers are presented by the Realtor to the bank's loss mitigation department whose sole job is to sell off the banks non-performing assets as quickly as possible. Even if that means the bank registers a loss on the loan of the property by selling to the investor.

Since they are buying through a bank's loss mitigation department, their offer of $225,000 is accepted - even though it is well under the asking price. This strategy can work great in a foreclosure-heavy market like Detroit and Denver, Colorado. Yes, foreclosure real estate in Denver and foreclosures throughout Colorado's real estate market are high. And banks in these markets truly are motivated sellers.

That's not all!

The savvy investor experienced in the real estate contract with a foreclosure will actually get the bank to give them a mortgage for the $225,000. Once the home loan goes through, the investor closes on the real estate, using a 10% down payment from a private lender. The investor then immediately sells the property to another fix and flip investor, and nets at least a $75,000 profit. All this by selling it at the original asking price rather, than the actual real estate value of the property!

Foreclosure real estate is skyrocketing. Being a real estate investor with this one niche can help you become a multi-millionaire. Discover more real estate investing tips, deal alerts, and receive valuable foreclosure resources and contracts by visiting http://www.MillionaireRiches.com today.

What is HGH (Human Growth Hormone)?

The first step in our education is to become familiar with some of the terms and definitions used while discussing Human Growth Hormone. Ready? Let's jump right in...

What is a Hormone?

Hormones are tiny chemical messengers that help our body do different tasks. Hormones are made up of amino acids. Hormones are produced by the endocrine glands and then sent all over the body to stimulate certain activities. For example, Insulin is a well known hormone that helps our body digest food. Our growth, digestion, reproduction and sexual functions are all triggered by hormones.

What is Human Growth Hormone?

Human Growth Hormone (HGH or hGH) is the most abundant hormone produced by the pituitary gland (pituitary is one of the endocrine glands). The pituitary gland is located in the center of the brain. HGH is also a very complex hormone. It is made up of 191 amino acids - making it fairly large for a hormone. In fact, it is the largest protein created by the Pituitary gland.

HGH secretion reaches its peak in the body during adolescence. This makes sense because HGH helps stimulate our body to grow. But, HGH secretion does not stop after adolescence. Our body continues to produce HGH usually in short bursts during deep sleep.

Growth Hormone is known to be critical for tissue repair, muscle growth, healing, brain function, physical and mental health, bone strength, energy and metabolism. In short, it is very important to just about every aspect of our life!

What is Recombinant Growth Hormone (GH)?

Recombinant Growth Hormone is GH that is synthesized in the lab. It is a biosynthetic hormone that is identical to human growth hormone, but it is synthesized in the lab. Creating an exact replicate of HGH was not an easy task.

First scientist needed to isolate HGH. Once they achieved this step they could study the DNA make-up of the protein. Scientist quickly realized making recombinant GH would be no easy task since they had to accurately reproduce a 191 amino acid hormone.I wish I could say it was the quest to help mankind that lead to the invention of recombinant GH, but really it was money!

Pharmaceutical companies knew that there was big money to be made if they could create HGH in a test tube. Scientist from the major drug companies raced to produce the 191 amino acid hormone in a test tube. While Genentech first claimed victory in 1985, it was a short lived success. The recombinant GH they made was a 190 amino acid match - they were one amino acid off from HGH. This left the door open for Eli Lilly, who in 1986 created a 191 amino acid hormone that was an identical match to the HGH produced by the pituitary gland. The drug is called Humatrope and is the most widely used recombinant growth hormone today.

Cartoon Logo An intriguing affair!

The other day I was going through the newspaper - Just flipping through the pages. Nothing new, a regular routine, or you can say a daily affair. Sometimes I wonder how can reading a newspaper be some sort of leisure activity for someone.

Completely disinterested, I was going through the same old news when something caught my eyeit was a real bright and beautiful business logo. I smiled as I looked at it. It was a beautifully sketched cartoon logo symbolizing a business of a company engaged in graphic design, mascot design, cartoon logo design, stationery design and web design services. It was staring out at me and had a story to tell. One expression was enough to trigger many thoughts and feelings. Feeling of humor Some sort of a strange attraction to the cartoon character and therefore to the company behind it. I could see through the marketing cleverness behind it but was happy to be led on. I stopped and read through the advertisement, the name of the company and its business. Next, my focus went to the character. I was able to identify that the character was not just an employee but was happy with his company, which made him cherish his job. And, I thought to myself, if he was happy and fun then the company behind it should be professional and capable of keeping their customers happy. I hear you say But that is no logic and I agree there was nothing logical here, but just my emotional trail of thoughts A feeling of positive experience. I am sure you have seen many companies use this in their advertising strategy Faces of smiling models!

The radiance depicted through the expressions of this cartoon logo was infectious. The next thing I knew was trying to get onto their website to find a bit more about the values and culture of this organization. The one thing I thought of was that it must be a pleasure to use the products of this company. There was something about the cartoon expression that assured me this company must be high in its values, must safeguard the interests of its clients and going the extra mile to satisfy their customers.

Then I started to think about the whole experience created by a simple but funny looking cartoon character. Wearing my marketing hat I thought how different companies could create some sort of cartoon character or a mascot design to convey a compelling message and a positive brand experience. There is always some element of vibrance attached with cartoon logos that inculcates an impulsive inquisition within our minds. Once you look at the expressive features or the glimmer in their eyes, you automatically want to know more. You get transported to another world Probably to connecting to your inner child, which many of us cherish. More isnt enough! You now try imagining the character in different poses and expressions.

Cartoon logos are explicit, pleasing as well as magnetic. The best part about them is that they say it all without having to speak! You dont even need to write taglines or phrases. Their expressions do the trick.

Cartoon logos have always been popular especially if one is dealing with a brand or company that targets children products and services. They are the simplest manner by which one can make a presentation and answer all the questions simultaneously.

Cartoon logos create an unusual sense of inquiry and interest. In order to make an impact you need to give the customers what they want to see and tell them what they want to hear. Cartoon logos are great at this task.

Know What a Residential Lease Form is Before You Sign

The residential lease agreement form is a formal legal contract, and is used in the lease of apartments and homes. Renting a home or apartment is not as easy as money being exchanged, you must first outline many factors and legally bind yourself to agreements made in the residential lease agreement. All parties must be involved in the contract, and are also binded to all the terms and conditions.

One of the most common residential lease agreement forms are called month-to-month rental agreements, these are for short-term or indefinite leases. The other most common for tenants who will be staying long-term for many years, called just Lease Agreement, this a much more comprehensive contract.

Not to long ago, residential lease agreements where only prepared by real estate agents and lawyers. For along time they enjoyed charging us a hefty fee, until websites like LegalFormsBank.Biz came forth with editable, downloadable, and printable versions of the document you could file yourself. Tenants and landlords flocked to the site downloading the form which caused sort of a revolution, a victory for the landlord, free from the strangle of real estate agents and lawyers grip in their pockets. Now days you just log onto one of the major legal document providers, and download an up-to-date form specifically for your local government and state.

Its really quite simple to fill out a residential lease agreement form, the main information it need is:

1.) Specify the policy on pets and parking;

2.) You must describe the lease premises;

3.) Specify the period of occupancy;

4.) Set the rent amount;

5.) Specify the date the lease will begin;

6.) Specify the security deposit amount and terms for its return;

7.) The name of up to four tenants and two landlords;

8.) Designate who is responsible for the utilities;

One last note for landlords, and some information tenants should be aware of. If the dwelling was built prior to 1978, your lease agreement will need a Lead Based Disclosure statement required under the Federal Lead Disclosure Act. Landlords also need to provide EPA certified information regarding lead based paint controlling and identifying them, which I found here www.epa.gov/lead/leadpdfe.pdf .

Nicholas Fagan is the proud to be an author of LegalFormsBank.biz providing information for legal do-it-yourselfers. We provide your state specific, do-it-yourself, Residential Lease Form for only $7.95. Providing every Residential Lease Agreement Form for your situation.

The Advantages of IP PBX

What is IP PBX?

PBX (Private Branch Exchange) is the foundation of the business telephony system. It switches calls between VoIP (Voice over Internet Protocol or IP) users on local lines while allowing all users to share a certain number of external phone lines. The typical IP PBX can also switch calls between a VoIP user and a traditional telephone user, or between two traditional telephone users in the same way that a conventional PBX does. IP PBX is based on IP telephony (IPT), which uses standard packet-switch protocols to carry voice traffic across a data network. IPT brings together a set of convergence technologies that lets PBX vendors combine voice with web, video, and email, and integrate this multimedia platform with business productivity applications. Using IPT, enterprises can achieve a unified collaborative communications network connecting a geographically dispersed community, irrespective of locality and mobility.

The Advantages

- Customers are more in control

- IP-PBX systems provide PBX functionality such as call holding, conference calling, and auto attendant over IP-based networks instead of traditional circuit-switched networks. From a technology perspective, an IP PBX is a telephone switch that supports VoIP by converting IP phone calls into TDM connections for the PSTN. Many IP PBXs also support hybrid environments, allowing businesses to route analog and digital calls as well.

- IP PBX use of open source technology, such as Asterisk, that reduce the cost of network and systems management, as well as the legacy PBX problem of vendor lock-in. IP PBX also uses the IP network to receive and send voice traffic, the same network used for data. Reduced tolls can also be a benefit for companies making lots of international calls. Many businesses also cite improved conferencing features at greatly reduced costs.

There are different types of configuration. IP PBX Architecture Configurations: Depending on specific communication requirements, an enterprise may employ one of these IP PBX configurations. Client-Server Configuration: A client-server IP PBX (sometimes referred to as Pure IP PBX) supports client devices and switching using only IP telephony. Connectivity to traditional PBX servers or the PSTN is accomplished using an external TDM-to-IP gateway. Such a solution is ideal for new businesses or for branch offices. Converged Configuration: A converged IP PBX supports both VoIP and TDM in the same server. It connects to PSTN and IP data networks and supports legacy client devices, as well as IPT stations such as IP phones, SIP phones, and soft phones. Hosted Configuration: Hosted IP solutions may take the form of a media gateway that provides an IP dial tone to the customer premises equipment (CPE), or a full-scale applications server that provides a suite of PBX services using IPT. Hosted configurations support higher densities than CPE solutions as well as carrier-grade requirements for high availability and reliability.

Information You Need To Know About Your Living Will Form

A living will gives your doctor permission to withdraw or even withhold life support systems under certain conditions. Filling out a living will form will declare that you desire to die a natural death, and that you do not want extraordinary medical treatment nor do you want hydration used to keep you alive if there is no hope for recovery.

Each and every one of us has what is called "patient's rights", as a patient you have the basic right to control the decisions about your medical care and treatment. This includes the right to declare to never be given artificial life support.

If you are not competent or able to communicate you no longer have patient rights and the doctor will make your medical decisions for you. If you fill out a living will form before you become incapacitated you can designate some one to make decisions for you and write any decisions you`ve made about your medical treatment.

For a living will form to be legally effective you must meet 3 requirements. The first requirement is you must be at least 18 years old and of sound mind when you sign it. The second requirement is your living will must contain specific statements. The third is you must sign your living will in front of two qualified witnesses then get it signed by either a notary public or the clerk of superior court.

The two witnesses are not allowed to be related to you or your spouse, they can not be people who will inherit property from you, you can not get your doctor or his/her fellow employee's to sign it, and you can not have some one with a claim against you to sign it.

How you store your document is by putting the original copy in a safe place you can access, and giving every appropriate person who needs to know about your living will a copy.

Definitions:

Artificial nutrition or hydration describes the use of feeding tubes or other invasive means to give someone food or water.

Extraordinary means or medical treatment includes any medical procedure which artificially postpones the moment of death by supporting or replacing a vital bodily function.

Online Auctions And Ebay Auctions

The possibility of presenting your product to such a wide audience in a cost-efficient, secure and accepted manner has enticed many bricks and mortar businesses to jump on the Internet bandwagon. And the results are astounding. Online auctions provide merchandise from soup to nuts and everything in between, thus making it easier for customers to find and purchase a product or service that may have previously been unavailable to them because of either demographics or supply and demand.

Initially, the online auction business catered primarily to a particular group of individuals who were seeking specialty products or collectibles that were more difficult to attain in mainstream marketplaces. However, with the ever-increasing technological advances in online auction software, more and more businesses are recognizing that online auctions are a Mecca for millions of buyers who would otherwise not have had access to their product or service.

Future growth projections for online auctions are promising, offering businesses the avenue and potential to increase sales and develop exemplary customer service opportunities. The benefits are incalculable and more and more businesses, both large and small, are taking advantage of the awesome potential a successful online auction site can present as a powerful and efficient marketing tool.

The development of advanced, user-friendly, streamlined online auction software has made maintaining and executing control of your business with online auction sites an increasing simple matter. The result of this innovation and attention to customer satisfaction, coupled with ease of use and excellent tracking methods, has the added bonus of Internet Marketing often superseding more traditional methods of commerce.

As an added bonus, many small businesses are realizing the advantage of conducting their business in an arena that offers excellent potential with minimal risk. Expanding your services to the worldwide web does not detract from conducting your business in the more traditional method. Indeed, participating in online auctions can only serve to increase your customer base and add to your bottom line.

Notwithstanding the potential for success, there still remain a few drawbacks to online auction sites. Public awareness of online fraud has lent an aura of doubt and some customers are exercising increased levels of caution when dealing with cyberspace retailers.

A business that recognizes these fears and is able to allay them with outstanding customer service and fairness will soon develop a good reputation online and will be able to entice a wider group of customers to purchase their product and/or service.

Online auctions sites are also diligently working to weed out the more unscrupulous sellers, which, they hope, will offer both legitimate businesses and customers alike the opportunity to conduct commerce in a fair and impartial arena.

Word Cloud Website Basics

The latest buzz in the internet marketing world is Word Cloud. Conceptually word cloud is a link building process into which all and sundry webmasters are clamoring to enter. However, since most of the Word Cloud websites are in their infancy, they are hosted on zero ranked pages as of now. The webmasters who are using this technique for low cost back links to increase page ranking and subsequently sales are disappointed with the results Word Cloud concept has produced until now. Word Cloud concept has risen from the genius of Joel Comm with his 500words.com website.

As a successor of the pixel ad website craze, word cloud is yet to live up to its hype. It is expected that the websites incorporating the word cloud concept will raise in due time and ring in results.Pixel ads concept originated from MillionDollarHomepage.com, and has been a huge success with pixel selling and subsequently back linking to relevant websites. A million other websites followed suit, but the disadvantage with this concept was that the sites used only graphics for back-linking. Although it has been successful, back linking was not very successful because, search engines are unable to link to graphics that do not have a keyword rich and descriptive anchor tag. Many word cloud sites offer text links, with the text in your choice of color, font and size, resulting in good visibility and thus better optimization. In comparison, a word cloud website can do more, since it is text based and can provide relevant text links to webmasters. This method is many a time more effective than pixel ad sites since search engines can find the links and assign better ranking. With brand new domain names being used for word cloud websites, it would be some time before a page ranking is achieved, greatly benefiting the webmasters.

Hosting a word cloud website is hosted on an existing domain carrying a good page rank enhances the value of the text links dramatically. This results in better page ranking, indexing, more targeted higher traffic for the customers. The word cloud page thus becomes more favored for search engine robots.

If the customers of a word cloud website are offered more than one relevant keyword to choose from, the results multiply exponentially due to better description of the website.

Word Cloud websites are still in their infancy and thus the pricing is also very affordable. When they come of age by having a good page rank and better listings, the prices would go through the roof. Booking your keywords now would keep many webmasters in good stead by saving on the price.

Currently, lesser established word cloud sites are offering a price of $50 for a period of 2 years, working out to about $2 per month. In comparison most other websites that offer standard text links sell for $10 to $50 a month.

When you own a word on keywordowner.com, it means that your word of choice belongs to you and you alone! A keyword advertising provides you with a direct hyperlink to your web site. Remember

online advertising works!

How To Get Rid Of Love Handles With A Weight Loss Exercise Program

Regular exercise is how to get rid of love handles

The phrase "girl with love handles" is such a lovely description of a woman and I imagine someone with a nice shapely figure that has all the curves in all the right places. They would be a warm and cuddly person and it doesn't take too much imagination to see the reason why those extra folds of skin around the waistline are called love handles.

But not everyone finds love handles that attractive and they do have a habit or turning very ugly if they are left to grow unhindered. They're also excess weight that isn't good for your overall health whichever sex you are. Yes men do get love handles too and frankly they are a lot less attractive on men than they are on women. So lets have a look at the best way to lose love handles.

Just what is love handle fat?

Before you start on a plan to eliminate love handles you need to understand what they are made of. Quite simply, they're fat, fat that your body has produced and stored as a result of eating more calories than you burn off with exercise. Love handle fat, and fat elsewhere in your body is how your body stores energy until it's needed.

In the past your ancestors were lucky if they found food every few days and they had no way of storing it in those days. If your hunting party were successful you would have to eat the whole lot in one go while it was fresh. To keep you alive until the next meal came along the excess energy in the feast was converted to fat and stored in the body where it would be gradually released over the next few days when you didn't eat.

Unfortunately evolution hasn't kept pace with technology and your body still has this survival feature. Today you will eat meals at the very least once or twice a day and often much more frequent than this. Your primitive instinct of eating as much as you can whenever you can together with the opportunity you now have to eat as often as you like has given you a challenge to keep your body in shape.

Your love handles are a big part of your store of energy. Your body finds that your waistline and stomach is a very convenient to place to use as a storeroom.

You must exercise to get rid of love handles

If you want to lose the fat on your love handles you have to make your body burn it off. You can only do this if you burn more calories in exercise than you consume in food. You can achieve an energy balance by reducing the calories that you eat or increasing the exercise you take, or preferably both.

Don't just put yourself on a starvation diet to reduce your calories below the rate at which you burn them. If you do that you risk burning not only fat but also lean muscle and other body organs. Your metabolism will slow and your appetite will increase which will make it very difficult for you to stay slim. You must balance your energy intake with regular exercise and you must keep up the exercise so try to take up something you enjoy doing. Increasing exercise while paying attention to good nutrition will allow you to burn fat while building your muscle.

Paying attention to the types of food that you eat as well as how much you eat can also be part of the solution how to get rid of love handles: Food to Help You Lose Weight

Debt and Divorce

Therefore, it is important to:

* Finding out what you owe * Freeze your debt * Discuss and allocate responsibility * Living reasonably with your debt

Finding Out What You Owe

You may already know what is owed since most couples do. However, if your spouse has been secretive about financial affairs, or if your spouse is unable to resist spending money and taking on additional debts, you may be in dark with the exact amount of debt involved. And, one of the easiest ways to find out about outstanding debt is to get a copy of your credit report. Who knows, you and your spouse may have a shared credit history that you are unaware of and, getting your credit report from all three agencies is probably a good idea.

Divorce Debt Uncovered

Jenny thought she was just wasting time ordering credit reports. But what she soon discovered came as a shock to her. You see, her husband had signed her name to six different credit card agencies, running up more than $15,500 in credit card bills in her name.

Credit Report Errors

If your report has errors, each credit-reporting agency provides detailed and specific instructions on how to correct errors.

Bad Credit Warning

If your credit is damaged, don't fall victim to a company that promises to be able to repair your credit for you. Everyday, companies nationwide appeal to consumers with poor credit histories. They promise, for a fee, to clean up your credit report so you can get a car loan, a home mortgage, insurance, or even a job. The truth is, they can't deliver. After you pay them hundreds or thousands of dollars in up-front fees, these companies do nothing to improve your credit report; many simply vanish with your money.

No one can legally remove accurate and timely negative information from a credit report. But the law does allow you to request a reinvestigation of information in your file that you dispute as inaccurate or incomplete. There is no charge for this. Everything a credit repair clinic can do for you legally, you can do for yourself at little or no cost. According to the Fair Credit Reporting Act:

* You are entitled to a free copy of your credit report if you've been denied credit, insurance, or employment within the last 60 days. If your application for credit, insurance, or employment is denied because of information supplied by a credit bureau, the company you applied to must provide you with that credit bureau's name, address, and telephone number. * You can dispute mistakes or outdated items for free. Ask the credit reporting agency for a dispute form or submit your dispute in writing, along with any supporting documentation. Do not send them original documents.

Clearly identify each item in your report that you dispute, explain why you dispute the information, and request a reinvestigation. If a new investigation reveals an error, you may ask that a corrected version of the report be sent to anyone who received your previous report within the past six months. Job applicants can have corrected reports sent to anyone who received a report for employment purposes during the past two years.

When reinvestigation is complete, the credit bureau must give you the written results and a free copy of your report if the dispute results in a change. If an item is changed or removed, the credit bureau cannot put the disputed information back in your file unless the information provider verifies its accuracy and completeness, and the credit bureau gives you a written notice that includes the name, address, and phone number of the provider.

You also should tell the creditor or other information provider in writing that you dispute an item. Many providers specify an address for disputes. If the provider then reports the item to any credit bureau, it must include a notice of your dispute. In addition, if you are correct-that is, if the information is inaccurate-the information provider may not use it again.

If the reinvestigation does not resolve your dispute, have the credit bureau include your version of the dispute in your file and in future reports. Remember, there is no charge for a reinvestigation.

Freezing Debt

Once your debt is identified, your main goal is to keep it from getting worse and prohibit a barrage of new charges appearing on your statement.

An easy and quick way to do this is the time-honored adversarial divorce technique of cutting off the credit cards. But, prior to taking that step, it is important to inform your spouse The way to do it is to call the number on the back of the card. But, keep in mind; you probably won't be able to cut off your spouse without cutting off yourself.

If you and your are cooperating with each other (and remember, most spouses do), see if you can't agree on a card or two that will remain in effect for designated purposes subject to designated limits on spending.

Choices

You have two choices as you deal with the payment of your debts:

1) Agree to pay them off immediately or

2) Agree to be equally responsible for them.

Pay Off

If you have or if you have property that you can sell for cash, paying off your debts immediately is simpler, cleaner, and safer for both of you.

Equal Responsibility Through Debt Consolidation

If you both agree to be responsible for your debt, and you do not have property or assets to liquidate to satisfy the debt, an easier way would to be debt consolidation. The counselor will help you both identify the debts owed, devise a strategy for getting out from under them, negotiate, or eliminate your interest rate and perhaps be able to cut your payments by up to 70%. It's simple, sound, and reasonable! For more information visit our free debt consolidation quote area.

Living With Debt - Live More Simply

You really can do without some of those things that seemed so necessary a few months or years ago. Trade in your head-turning car for a nice sensible one, cancel the premium channels on your cable or see if they are offering other packages and bring your own salad from home instead of ordering lunch out. For realistic budget ideas visit our budget planning area.

Three Loan Pitfalls

"Risk-based pricing" Lender

This is all the rage now among lenders. They lure people in with promises of quick and easy loan approval, and they usually dont deliver what they promise. The problem is that the interest rates attached to these quick and easy loans may be sky-high, sometimes in excess of 20 percent a year. And be cautious for penalties or increased interest rates if you're late with a payment.

Temporary "low-ball" Rate

Let's be realistic here -- does it really matter what your lender charges you for the first six months, when you're going to be paying on average for several years? You need to seriously think through the total cost over the life of the loan. If you don't know what this is, insist that your lender explain it to you before you sign on the dotted line. If a lender is advertising a very low or even zero rate as an introduction, be very suspicious because you may end up paying for it later.

Home Equity Loan

Home equity loans make a great deal of sense for many purposes. Because they're secured, you can usually get a lower interest rate on them, and the interest is often tax deductible. The problem with home equity loans flows from their advantage: they're secured.

If you fall behind on an unsecured credit card, your lender has to sue you to get the money, and you can reduce or eliminate the debt in bankruptcy. If you fall behind on a home equity loan, your lender can grab your house.

Submit Link a trend that help online business, and webs to get more traffic, not only traffic, number of targeted visitors to give a big business and appreciation. The definition of link submission or link promotion is like marketing your product with some keywords, nicks which can target by the users.

Earlier days webmasters and well known promoters have made several mistakes like submitting link only to related website and categories, to get targeted achievement, in that days, I have done hard work to promote my client websites, most of them were Pharmaceutical, Health, Viagra and hosting webs, they got very good business and response in all search engines, a good Page Rank 4 at Google Ranking, Still some peoples sign up guestbook, post comment to generate traffic, even writing article and distribution also generate maximum results in return, at developer level some have start providing Stat Counter with there links, third party guestbook, forums, and many more ideas.

I find link submit idea is like to popular your link name. The living example is like a person living in a town where all know him, and another person who is unknown for every one, just like those website which are not linked to other website and nobody knows it, It will never appear in search engine, because search engine crawl only those link which are linked to many or some but from popular links, or a heavy traffic driving site.

As the example, its very easy to find a famous and known person, then a unknown person, the more you link to other website more domains like peoples know you, so your domain get more crawler and result in the website

If you are ready to link your website too other domains and web directories, then you have to provide the same facility for other too, who have made the same idea to promote there website, for this reason you need a link directory page, if you are good programmer then you can create your own, else going with third party is not negative for promotion of your web.

Patch Management For Home Users

Automating Patch Management

More and more programs are now offering auto update of their software. Applying patches every time the program needs to be updated. Although these updates dont always mean it is for the sake of security, a security patch may be issued along with the update. Microsoft Windows now offers windows updates automatically. So updating windows is easier than ever when users choose this option.

Problems with Patches

One problem with patching software is breaking other programs. This is usually only the case with updates from larger programs that other programs hang on. Such as operating systems, anti virus software, etc... Smaller programs that other programs dont rely on are usually immune from this. During automated patch management, this may happen and you dont realize it has happened. The problem can be combated with manual patches, but knowing when and what to patch may be a hassle for home users.

What to patch

Any program that acts as server, accesses the internet are all avenues for attack. These programs need to be patched if one is available. Smaller programs that dont access the internet or dont have any real threat outside the current working environment may not need to be patched, as most of these programs will not have patches available. Programs like email, internet explorer, firefox, etc. need to be patched if one is available. These programs that access the internet need patches as new vulnerabilities arise for these programs regularly.

Smaller programs like solitaire or notepad that dont have internet access will not need to be updated. Although they may be updated when another patch is available for larger programs such as an Operating System patch. Usually when this happens, the patch to fix a problem with the larger program breaks the smaller program. And a patch must be applied to it to fix potential problems.

When to Patch?

It's a good idea to check for patches to your software products at least once per month. If you use your computer on a daily basis, or the computer stays online constantly, such as with high speed connections, you may need to opt for a stricter schedule on patches. Such as weekly or bi weekly. Of course, using automated patch management software can eliminate this need for such time consuming tasks.

As mentioned, automating patch management can save much time and energy. Check with your software vendor for information on when patches are usually available. And also check if the program offers automatic updates to its software. This mundane task can be handled with little user intervention and may be possible to run at times when the computer is idle or late at night when it is not in use and doesnt restrict your browsing bandwidth.

So keep your programs running smoothly and updated often. Remember the saying, an once of prevention is worth a pound of cure. This applies to computer security and patch management also. Dont let your program cause problems just because you forgot to install the latest patch. You'll be glad you did.
